The metro's housing stock decides the job

Atlanta isn't one housing market, it's four sitting on top of each other, and each one fails differently. What we quote in Decatur is not what we quote in Suwanee.

Inside the Perimeter — Decatur, Avondale Estates, East Point, College Park, Jonesboro — the stock runs to 1910s–30s Craftsman bungalows and Tudor cottages. Those homes still carry original wood sash on weight-and-pulley balances, and by now the cords have failed, the glazing putty has gone to powder and the sills are soft at the horns. They need units that hold the original sightlines and muntin pattern, not a catalog fit.

The first ring of postwar suburbs — Brookhaven, Chamblee, Doraville, Tucker, Smyrna, Forest Park — is brick ranch and split-level territory from the 1950s through the 1970s. Here the complaint is usually an aluminum slider that conducts heat straight through the wall, winter condensation running onto the sill, and daylight at the meeting rail.

The 1980s–2000s subdivision belt across Gwinnett, Cherokee, Paulding, Douglas, Henry and Clayton is where failed insulated-glass seals show up as fog between the panes. Builder vinyl specified to the code of its day reaches the end of its hardware and seal life at roughly 15 to 20 years, well before the frame looks worn out.

The north-metro luxury corridor — Alpharetta, Johns Creek, Suwanee, Dunwoody, Sandy Springs, Peachtree City — brings wide openings, dark exterior frame colors and specialty shapes, which is where a heavier-gauge frame or fiberglass earns the upgrade.

In Georgia heat, the glass matters more than the frame

Metro Atlanta sits in the ENERGY STAR South-Central climate zone, where a qualifying window has to hit a U-factor of 0.28 or lower and an SHGC of 0.23 or lower. Cooling load dominates here, not heating — so solar heat gain, not U-factor, is what you feel in August on a west-facing wall. We spec glass by elevation for that reason; the same window does not belong on every side of a house. Triple-pane is available on request, but in this climate the same money spent on a better low-E coating, argon fill and a warm-edge spacer returns more.
